Method of Auction:  Both farms will sell taxable acres times the bid.  Farms are offered individually and will not be combined. Sellers have the right to accept or reject the final bid on each tract. Sellers will make their decision by 5pm central time on the day of the auction.

Buyers understand that their bid IS NOT subject to financing and both tracts are offered in their "as-is" condition.  Winning bidder on each tract will sign a purchase agreement immediately following the auction and will place a 10% non-refundable earnest deposit made payable to Blair Title.  Balance due at closing on or before February 19th, 2021.

Seller will provide an updated abstract on each tract. Buyer to provide a title opinion on each tract.
