Your bid is not subject to financing.  Bidders must go to www.spencerauctiongroup.com and click on the Online Auction Link.  Register to bid, then contact the office at 712-644-2151 to submit your bank letter of credit.  In the event that the Auction is disrupted for any fault of the auction software or website, the Sellers reserve the right ot suspend and reschedule the auction.  Any updates after the day of bid opening shall be emailed to registered bidders.

Acceptance of Bids:  Sellers shall have until 5pm on August 30th, 2021 to accept or reject the final bid on the auction.  If the final bid is accepted, buyer shall immediately sign a purchase agreement and place a 10% non-refundable deposit in the Kohorst and Fischer Law Offices Trust Account by wire transfer, where it will be held until date of closing.

SEller will provide the buyer with an updated abstract the day of the auction.  Buyer to have a title opinion completed by an attorney at the buyer's expense.  Each party shall pay normal costs associated with closing a real estate transaction.  Closing to take place on or before September 30th, 2021.
