Sellers will retain 100% of the Landlords share of 2021 crop.
Method of Auction: Farm will sell 240 gross acres times the bid.
Auction Registration: Auction Registration: All bidders must register and submit a bank letter of credit prior to bidding approval. Your bid is not subject to financing. Bidders must go to www.spencerauctiongroup.com and click on the Online Auction Link. Register to bid online, and contact the office at 712-644-2151 to submit a bank letter of credit. In the event that the auction is disrupted for any fault of the auction software or website, the Seller's reserves the right to suspend and reschedule the auction. Any updates after the day of bid opening shall be emailed to registered bidders.
Acceptance of Bids: Sellers shall have until 5pm August 23rd, 2021 to accept or reject the final bid on the auction. If final bid is accepted, Buyer shall immediately sign a purchase agreement, and place a 10% non-refundable earnest deposit in the Peters Law Firm Trust Account, to be held until closing.
Closing: Sellers will provide the buyer with an updated abstract the day of the auction. Buyer to have a title opinion completed by an attorney at the buyer’s expense. Each party shall pay normal costs associated with closing a real estate transaction. Closing to take place on or before September 23rd, 2021.
